On Stacy on the Right, GAI VP Eric Eggers lays out a sharp warning: immigration surges, high interest rates, and environmental red tape are ganging up on working Americans — and pricing them out of homeownership.
Eggers says expanded immigration under the Biden administration fueled population growth, which drives up rents, housing prices, and even lowers fertility rates as families delay kids under financial strain.
“Why has it become expensive? Obviously, interest rates are high, but what’s also true is a byproduct of the significant increase in immigration we saw under Joe Biden — we have more people than ever living here, which means things have gotten more expensive, including home ownership, which, by the way … even fertility goes down by 11% when rent goes up,” Eggers said.
Then come the regulations.
In cities like San Francisco, he argues, excessive environmental rules pile massive costs onto homebuilding — creating what he calls a “nation of renters.”
“In San Francisco, environmental regulations have added $400,000 to the cost of a home,” Eggres continued. “And what we get into is a Venn diagram of people who want more environmental regulations and people who want more immigration in this country — it’s significant. So, unfortunately, you add it all up and you see there are forces at work that will make things more expensive; they want more people living here, and they want you to own less.”
The political fallout is already bubbling. Eggers and Stacy point to Hispanic voter shifts, the urgency for stronger GOP messaging, and how affordability concerns may define the next election.
